April began a little brisker than March finished. By week 2 the viewing requests for sales and rental properties were running at high levels. We hit our month's new instruction target by the 12th but as we are always hungry for new instructions we kept putting properties on the market! The last 10 days of April were the best for arranging sales and all our targets were achieved. In summary, a strong month all round which defied the government announcement of being 'back in recession'! Just have to hope that May continues in the same vein.
I have linked up this month with Samantha Ashdown from a company called Home Truths and I hope to be featuring some articles from her blog (there are 2 in this newsletter)over the coming months. After a really strong start to 2012 the latter stages of February had a quieter feel. March began in the same vein and I put it down to buyers and sellers holding back in anticipation of the budget on 22nd March. Strangely we agreed 2 sales the day after! I conducted a straw poll of people I spoke to and the vast majority were unaware of the budget date so that appeared to scotch that theory!
A good month for contracts being exchanged and I suppose some of this was first time buyers trying to get their sales through to completion before the 24th March stamp duty amnesty expired. I don't think the removal of this incentive will have that much impact on the market as the finding of £1500 of Stamp Duty becomes insignificant compared with finding £30,000 (20%) deposit to qualify for a sensible mortgage.

By the time you read this the late January snow will have receded and we will all be moving about more easily. On the Monday after the weekend's snowfall I got stuck in Ely's car park twice, on the Market Square (much to the amusement of our adjacent competitors)where I wash pushed by the local Haart branch manager and her team and secondly outside a client's house!

Happy New Year!
2011 ended with a flourish for us and we trust yours did too. As the market began to quieten we turned our attention to statistics and discovered that we sold 73% of the properties we were instructed to sell - that's virtually 3 out 4. So, if anyone's thinking about selling in 2012, or you know someone who is then a conversation with us about property marketing is a priority.
Our first day back was 3rd January and the phone was busy - people arranging valuations, getting their property on the market and arranging viewings. By the 11th we had sales in the book and contracts being exchanged! Checkout the 'Instructions down...' article.

Aaaggh November! Next to December the month of the year that frustrates estate agents the most. Ask any agent who has served their time and they'll tell you that these months always see viewing levels drop off in terms of numbers and new instructions are hard to come by. What they will also tell you is that those potential buyers you do see are often the most motivated buyers they've met all year! Anyway, 2012 is beckoning - a little way off yet - but it's coming so anyone who is thinking of a move in the New Year should still call us.

We are interested to know if receiving information and articles from us once a month is about right or an irritation! Our estate agency software provider, Expert Agent, are proposing to introduce a regular newspaper style e-mail bulletin that would contain brief details of property for sale or to let. We are conscious that you could, if you are also on our e-mailing list for property updates, be receiving quite a lot of electronic mail from us and the last thing we want to do is alienate our prospective buyers, previous clients or anyone else for that matter.

This month has often, in the past, been seen as the last opportunity for home movers to make a last effort to move house before Christmas brings it's traditional lull to proceedings. Holidays are over for most, children are back or starting new schools, students are on their way to University.
In 2011 who knows? The year so far has been, if not a roller coaster, then 'changeable' would certainly be a fair description!
